MRED Continues to Meet the Standards

Chicagoland MLS Giant Now Certified on latest version of RESO Data Dictionary

LISLE, ILLINOIS (APRIL 13, 2015) – Midwest Real Estate Data (MRED), Chicagoland’s multiple listing service (MLS), has announced that the Real Estate Standards Organization (RESO) has certified MRED for RESO Data Dictionary 1.3.

RESO is an organization that develops, adopts and implements open and accepted data standards and processes across all real estate transactions and provide an environment for the development and implementation of data standards and processes. RESO’s Data Dictionary serves as the real estate industry’s “Rosetta Stone” for real estate data. While hundreds of MLSs and other source providers gather data, the Data Dictionary ensures that each system “speaks” the same language.

As MLSs across the industry adopt RESO standards, the industry will move towards an environment where real estate software becomes plug-and-play. Realtors® will be able to purchase off the shelf software and it will plug into any MLS that has implemented RESO standards.

This is quite different than the state of the industry today, where it is extremely hard for new software to be used from one market to the next. It will be easier for real estate professionals to use MLS data in the products that they choose. They will have better options and the data that flows through their systems will be more accurate because the Data Dictionary negates the need for translation from one system to the next. RESO standards give more options and control to Realtors®.

MRED’s commitment to RESO is evidenced by being its first Charter Member and its continued participation in and support of data standardization efforts. These efforts are important to MRED customers, the real estate industry in general, and the consumer. MRED and other organizations that maintain these standards can more easily exchange information without degrading or losing data, resulting in more accuracy and less cost. New applications and services are developed because there is a wider audience to offer them to.

MRED Real Estate Agents Going Global

LISLE, ILLINOIS – August 28, 2014 – Midwest Real Estate Data LLC has opened another door for its real estate professionals by providing the capacity to market and facilitate international real estate transactions easily in their MLS. MRED Responds to Its Customers with Responsive Design

Chicagoland MLS Delivers Consumer Web Pages Fit for Any Device

responsive designLISLE, ILLINOIS (June 18, 2014) – Every month Midwest Real Estate Data (MRED), the Chicagoland multiple listing service (MLS), reviews how many people are accessing their property database. Early on, MRED realized how prolific the use of mobile devices was among both Realtors® and consumers. With that in mind, MRED today rolled out phase one of its project to deliver MLS data and services in a more mobile friendly manner. The result being that Consumer Web Pages, the method through which Realtors® collaborate with their clients via the MLS system, can now be delivered in a format utilizing responsive web design (RWD) – a method that creates dynamic changes to the appearance of a website, depending on the screen size and orientation of the device being used to view it.

MRED research revealed that of those consumers receiving property listings from their broker, nearly 50% use a mobile device with which to view them. In April alone, close to one million accesses to Consumer Portals were made via iPhones. These numbers are staggering, and will only increase as the mobile web overtakes desktop and laptop computers.

MRED, in partnership with dynaConnections, Inc., creators of connectMLS™, MRED’s core MLS system, has committed to making connectMLS more “mobile friendly”. With the responsive web design approach MRED will deliver a user experience that provides an optimal viewing experience on all devices. The result is that it will be easier to read and navigate, with a minimum of resizing, panning and scrolling.

Migrating to responsive design is a massive undertaking. The plan is for MRED and dynaConnections to transition in stages – prioritizing those system features that get the most use allowing for the introduction of useful modifications to the MLS system over time, rather than waiting for the completion of an entire overhaul.

MRED AND THE TRUE COST OF HOME OWNERSHIP

Midwest Real Estate Data (MRED), Chicagoland’s multiple listing service (MLS), was formed six years ago. Our customers are real estate brokers. It is our job to facilitate the buying and selling of real estate. A significant part of that is to make sure our customers have as much information as possible so that their clients can make the right decisions – whether selling or buying.

One critical piece of information is “the true cost of ownership”. What really makes up the bundle of expenses that goes into owning and maintaining a property? What is the expected versus real return on your investment (ROI) when you eventually sell the property?

As we come up on Earth Day, April 22nd, the facet of “true cost of ownership” I would like to focus on is the identification of the “green” features of a property. Studies show that green homes might sell for more initially, but in the long run would have a lower cost of ownership, particularly in the area of utility costs.

How does MRED assist brokers in marketing green homes? We are a little different than some other MLSs who have added detailed technical green features to their listings. We did not want to require Realtors® to become green experts and assume liability for reporting specialized data with which they might not be familiar. Instead we choose to identify those properties that have been certified – HERS and LEED, for example – and then allow our customers to attach the certification documents so that anyone viewing the property can see the report.

We also don’t want to support “greenwashing” – that is, describing a property as “green” just because one of the appliances bought 10 years ago is labeled energy star. We feel it is better to leave it up to the experts to certify the property and allow our customers to report that as another fact about the property.

Our compliance department views all listings marked as “green” and checks to make sure that the proper certification documents have been uploaded.

Also available in our MLS system (connectMLS™) in online fillable format is the Sustainable Real Estate Alliance (SREA) Green Disclosure. Each applicable green or high performance feature is checked and the completed form is uploaded as part of the listing. For further assistance, MRED maintains a SREA Green Disclosure Glossary. The Appraisal Institute has created a form specifically for use by appraisers – The Residential Green and Energy Efficient Addendum which can also be attached to the listing record within connectMLS.

We have witnessed a gradual increase in the number of homes that have included green features and certification. Maybe not as many as one might expect, but slowly growing. I think the next wave of homeowners – mainly a younger and more socially conscious base – will focus more on the greening of real estate and you will see an increased emphasis on high performance homes.

The news of increases in new homes being built will enhance this as well because most homes being built today have some form of green characteristics.

Recently we began working with the Mayor’s Office of the City of Chicago to assist with the reporting of utility costs as part of the transaction. We worked with Elevate Energy and their MyHomeEQ project to automate the collection and reporting of utility data for properties in the city. Obviously in a climate like ours with extremes of heat and cold, utility costs are important. It all ties in with our true cost of ownership goals – it would not be fair or ethical to sell a house to a qualified buyer only to learn that utility costs and homeowners association dues now make keeping the home difficult or impossible. That outcome would not be in anyone’s best interest.

2013 System Usage Sets New Record

LISLE, ILLINOIS (February 19, 2014) – Midwest Real Estate Data (MRED), Chicagoland’s multiple listing service (MLS) and one of the largest MLSs, serves nearly 40,000 real estate professionals.  Having that many brokers, appraisers and support staff accessing your MLS system, you expect the metrics to show substantial usage.  However, a recent review of 2013 statistics provides some eye-popping numbers that show how essential MRED and its MLS are to its customers.

MRED customers and their clients logged onto connectMLS™, MRED’s MLS system, over 57 million times (57,099,489 to be exact).  267,579 new listings were added, which is an average of 733 new listings per day (including weekends, holidays and polar vortices).  MRED supports the buying and selling of $80,000,000 of real estate transactions every day.
